3 Overlooked Condo Communities Offering Value in Naples Florida
The Naples condo market has shifted. Inventory is up, buyers have slowed down, and many sellers are adjusting expectations. While that has created a quieter market overall, it has also opened the door for something we have not seen in a few years.
Real value.
What stands out right now is not older, dated condos trading at a discount. It is newer construction communities that are now priced at levels that simply do not match what you are getting. In several cases, newer condos built within the last 5 to 7 years are now selling at or below pricing from older communities that are 15 to 25 years old.
That is where the opportunity is. Below are three communities that stand out right now.
Avalon | Naples, Florida
Avalon is one of the clearest examples of this shift. Built between 2018 and 2019, these units offer modern layouts, impact windows and doors, and a clean coastal design that still feels current today.

Olde Naples Community Spotlight
Living and working in downtown Naples, I often tell clients that Olde Naples is what classic Naples feels like. The neighborhood has a small town, coastal Florida vibe with a touch of upscale charm. You are within walking distance of the beach, boutiques, art galleries, cafes, world class restaurants, and casual hangouts. Think midday gelato runs or sunset walks to the pier.
Everything feels walkable and connected. You do not need to hop in the car to enjoy a great meal, do a little shopping, or head to the beach. Olde Naples offers a true sense of place. Between the historic architecture, palm lined streets, and coastal breezes, it can feel more like a seaside village than a typical Florida suburb. With my office just blocks away, I love showing homes here because lifestyle and location come together quickly when you can experience it on foot.

Where Walkability Still Exists in Naples, Florida
Naples is not known as a traditionally walkable city, but there are several standout neighborhoods where daily life can happen largely on foot. For buyers who value being close to restaurants, shopping, beaches, and waterfront amenities, these walkable Naples communities offer a lifestyle that is both convenient and highly desirable.
Below are six of the most walkable neighborhoods in Naples, Florida, each offering its own version of accessible coastal living. These are listed in no particular order.
Old Naples
Old Naples is the benchmark for walkable living in Southwest Florida. Residents are steps from Fifth Avenue South and Third Street South, two of Naples’ most popular dining and shopping districts. From coffee runs to sunset dinners, much of daily life can happen on foot, including boutique shopping, galleries, parks, and quick access to the beach. Old Naples combines classic charm, luxury real estate, and true pede ...

Golden Gate Estates Building Codes and Regulations
What Every Golden Gate Estates Landowner and Seller Needs to Know
Golden Gate Estates is one of the last true large lot communities in Naples, Florida. Most parcels range from approximately 1.14 acres to 5 acres, with no HOA, agricultural zoning, and flexibility that simply does not exist in most of Collier County. That freedom is exactly why buyers love the Estates and why land values can vary dramatically from one lot to the next.
For landowners considering selling, understanding building codes, zoning rules, setbacks, wetlands, and permitting realities is not optional. These factors directly impact value, marketability, buyer demand, and how long a property sits on the market.
I specialize in Golden Gate Estates land sales, and much of my work involves helping sellers understand how Collier County regulations affect what their land is actually worth, not just what they hope it is worth.
No HOA Does Not Mean No Rules
