I was recently hosting an open house last Sunday when I got a question that the buyer thought was simple.
“What are the best neighborhoods in Naples, Florida?”
It sounds like a straightforward question with an easy answer. A quick Google search would suggest the same. Most search results immediately point to the same well known names. Port Royal. Aqualane Shores. Pelican Bay. Grey Oaks.
Yes, those neighborhoods are beautiful. There is no question about that. They also represent a small slice of Naples and are not realistic or appropriate for the majority of buyers.
The truth is, there is no single best neighborhood in Naples.
The real answer is, it depends.
Why This Is Not a Simple Question
Naples is not one uniform town with one type of housing or lifestyle. It is a large and diverse area made up of hundreds of distinct communities, each offering something different.
To put that into perspective:
• The City of Naples itself is about 16 square miles
• ...

Why Pool Homes Are The Number One Search Right Now
Over the past month, the most common request I have seen from buyers is simple. They want homes for sale in Naples Florida with pool. It has become the number one search phrase in my inbox and on my website. It makes sense. When people think about moving to Naples, they picture warm weather, sunshine, and the freedom to step out back and enjoy a private pool without having to share space with the resort crowd. If you moved here from the Midwest or Northeast, a backyard pool almost feels like discovering a superpower.
But as popular as pool homes are, most buyers start their search the wrong way. They jump online, pick the first big portal they see, type in pool homes in Naples, hit search, and then get hit right back with hundreds of properties scattered across a city they do not know yet. Naples is beautiful, but it is also huge. If you do not know the layout, you can waste a lot of time scrolling through options that look good on s ...

Why Olde Naples Always Feels Like Home
Living and working in downtown Naples, I often find myself telling clients that Olde Naples is what classic Naples feels like. The neighborhood gives you that small town coastal Florida vibe with a touch of upscale charm. You are within walking distance of the beach, boutiques, art galleries, cafes, world class restaurants, and casual hang outs. Think midday strolls for gelato or sunset walks to the pier. Everything feels walkable and convenient. You do not need to hop in the car to enjoy a great meal, do a little shopping, or hit the beach. Olde Naples is compact and connected. Olde Naples offers a true sense of place. Between the historic architecture, the palm lined streets, and the coastal breezes, it feels more like a European seaside village than a typical Florida suburb. For me as a Realtor whose office sits just blocks away, I love showing homes here. It makes it easy to meet clients, walk them through the neighbo ...

Naples is known for luxury living, palm tree lined streets, and resort style amenities that make every day feel like a vacation. The good news is you do not need a million dollar budget to enjoy that lifestyle. Several communities offer pools, clubhouses, fitness centers, and social activities at a price point under 500k. Below are three of my top picks if you want a resort feel without the resort price.
Falling Waters Beach Resort
This East Naples favorite sits in the growing 951 and 41 corridor, an area that keeps adding restaurants, shops, and new development. Falling Waters Beach Resort has a strong social scene built around a tropical lazy river, a large resort pool, tennis, pickleball, bocce, and gated entrances. Lush landscaping gives the entire property a vacation feel. Condos usually range from the low 300s to the mid 400s, depending on size and upgrades. It remains popular with both seasonal and full time residents thanks to the lifestyle and value.

What Every Seller Should Know When Selling Vacant Land In Naples Fl.
Selling land in Golden Gate Estates comes with unique challenges that most traditional home sellers never have to think about. From probate to pricing to understanding wetlands, there are several important details that can affect both your timeline and your sale price. As someone who has helped many sellers in the Estates, here are the most common topics that come up and how I help navigate them.
Probate When You Inherit Land
Probate is one of the biggest questions I receive from landowners. If the property was left to you in a will and the title was not held in a trust, you may need to probate the property before selling. Even if the estate was probated in another state, Florida law requires a separate probate process for any real estate located within the state. This is called an ancillary probate. The good news is that with the right attorney and proper documentation, the process can move forward efficiently. ...
